-Previous experience in commercial property management will be an added advantage.
-Well versed with the real estate procedures and laws in Kuwait.
-Bilinguals will be preferred.
• Onsite managers are responsible for enforcing the terms of rental or lease agreements, such as rent collection, parking and pet restrictions;
• Collect Rents and report all delinquencies to management;
• Maintain a record of all collected rents and tenant ledgers in an accurate manner and submit to financial department;
• Serve all legal notices where and when applicable;
• Responsible for the oversight of the property and upkeep of the physical plant of buildings;
• Coordination of maintenance requirements with the maintenance supervisor;
• Perform regular thorough physical inspections of the entire properties on a daily basis and report any unusual activity related to tenants or the building;
• Act as liaison between tenants and property management and handle all emergencies;
• Clean laundry room and the common area of the entire building and maintain the building free of trash and debris;
• Clean, market and show vacant apartment to prospect applicant;
• Assist in move-ins and move out forms using condition report;
• Report all major incident to the property management office;
• Handle all tenant related inquiries including maintenance request;
• Prepare and submit reports of needs assessments for the building;
• Coordinate with Property Manager Supervisor to inventory and order maintenance supplies in conformity with budgetary guidelines;
• Participate in the readying of buildings scheduled for regular inspections by lenders, owners and other appropriate governmental agencies;
• Participate in all other non-scheduled inspections by legitimate interested parties;
• Additional tasks and responsibilities as assigned by Property Manager Supervisor;
• Perform all other reasonable job related duties as assigned by property management supervisor;
• Forwarding clients/potential tenants to Leasing Manager;
• Undertakes other duties as assigned by supervisor.
