Strategic Portfolio Planning and Leasing (Contractual Management):
1. Ensure that Leasing Manager finds potential sites/markets for shops stores, in response to landlord offered sites and business requirements.
2. Decide on furthering recommendations on leasing premises in agreement with Leasing Manager and Divisions Heads.
3. Manage ROI and feasibility studies – keep track and library.
4. Lead monthly property meetings with business heads, manage Site Tracker Reports.
5. Leverage group brands.
6. Make sure that lease negotiations are being done at acceptable/market-related levels.
Project Management:
1. Select the contract services, negotiate with vendors on service agreements in conjunction with Projects Manager who monitors vendor performance to assure full compliance with standards established within the service agreement.
2. Ensure that physical property and maintenance programs are maintained in an appropriate and cost effective manner.
Facilities Services:
1. Develop and manage programs to meet retail shops service, equipment, maintenance and repair strategies in cooperation with Facility Manager.
2. Oversee contracts for provision of property services such as cleaning, maintenance and security services done by Facility Manager.
3. Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with laws and regulations.
4. Meet with boards of directors to discuss and resolve legal and environmental issues or disputes.
5. Provide consultancy services on legal aspects of property leases, facilities and other issues.
Property Planning and Analyzing:
1. Develop and review annual Property Operating Budgets, monitor all purchases and expenses to ensure cost effectiveness and compliance with budget parameters.
2. Develop and implement proactive strategies to resolve property operational and compliance-related challenges.
3. Develop, implement and monitor the day-to-day property operations, assuring that the properties are managed in the most effective, efficient and economical manner, consistent with the Company policies and directives.
4. Analyze any statistical data required to provide accurate assessment/report of property management objectives.
